The Cordera Community Center project is now complete in Colorado Springs!  The project was completed by Memorial Day Weekend as promised and came in under budget; however, the pool was not able to open until today due to the COVID-19 Pandemic.  CRP Architects, GE Johnson Construction and Front Range Aquatec (all based in Colorado Springs) comprised the design and construction team.  The Association members and the Owner are extremely happy with the end result.

As you can see, they have one of the most beautiful views on the front range!  The Owner called ORB Management after the final inspection and said “we’re extremely happy with ORB Management as our Owner’s Representative and would be happy to provide a reference on any other projects you are pursuing.  The entire team did a great job … you were all pro’s!”.

Calvary Lutheran Church addition and remodel project continues even as the church applies social distancing by broadcasting their services over social media. With the unforeseen opportunity that the phased project could all be done at once, there is great progress being made on the interior remodel that was phased to start for a later period of time.  Calvary has been incredibly flexible and gracious in allowing for schedule modifications to keep contractors busy and expedite the remodeling process. The 2nd floor offices are completed and will be occupied at the church’s earliest convenience. The floor slab for the new worship space has been poured so interior wall framing can begin. This project is currently scheduled to be completed in October of this year. Calvary is spreading God’s love and you can see more here at


Alexandria Industries (AI) has been considered an essential manufacturer since the Covid-19 pandemic response was initiated. During this time, the construction of their 19,000 square foot manufacturing and office addition was nearing completion. As of April 14th, 2020, they received a temporary certificate of occupancy while a few remaining items were being addressed. The office space allows for a consolidation of departments to work under the same roof with increased collaboration.

The main entrance is warm and welcoming as you enter the reception area. The wall covering to the left of the reception desk evokes the manufacturing theme of innovation, while you are greeted by some of the kindest people. A view of the lobby open ceiling above displays a high-end industrial fan, which is a client of AI. AI manufactures the aluminum blades for these fans. The high wall above the lobby elevator displays the backlit AI logo and innovative wall covering around the elevator door. You can also take the grand stairway embodied by aluminum and glass railing to the second floor.

The second floor has an open ceiling office concept. It is a natural blend of contemporary office with a manufacturing component and a background of white noise providing an audible rhythm for productivity. This area includes open and closed office spaces, board and zoom rooms, new bathrooms, an employee break room and a window around the perimeter allowing natural light to flood the open office areas.

This project has been a great collaboration of ORB Management as Owner’s representative, Studio-e Architects as the design firm, and prime contractors consisting of Srock Construction, Mission Mechanical for plumbing and HVAC, Vinco Electric and Allied Fire. ORB Management was recently engaged by Sourcewell, located in Staples, MN and Cooperative Purchasing Connection (CPC), located in Fergus Falls, MN, to provide Owner’s Representative and other real estate and project advisory services to their members under a Professional Services Agreement (PSA). 

Sourcewell and CPC provide member-centered solutions that enable government, education, and nonprofit agencies to work more efficiently, and leverages their resources to strategically reinvest in the communities they serve as invaluable service cooperative partners.  

For nearly two decades ORB Management has been providing strategic and tactical project advisory services to assist in the planning and implementation of real estate and facility transactions and projects, and other services related to improvements of real property.  “We’re grateful for this mission-aligned partnership and the opportunity to continue serving service cooperative members and their communities across the region”, Tom Wacholz, Founder and President of ORB Management.


In the Spring of 2017, ORB Management engaged with the YMCA of the Pikes Peak Region in the initial planning stages of redeveloping its Downtown location. The Downtown Colorado Springs YMCA has been an asset to the community for more than 45 years, serving families from their facility at the corner of Nevada and Bijou since 1972.

 ORB, using its  objective approach, worked with YMCA leadership to assess the physical, functional, and financial goals for the Downtown branch, ultimately coming to the conclusion that building a new facility in partnership with an  third-party development team would be the most effective way to achieve their goals. In the fall of 2018, a search process commenced to find the right partner for the YMCA and its Downtown branch.

After initiating conversations with multiple development teams, and accepting proposals from three finalists, the YMCA of the Pikes Peak Region entered a Memorandum of Understanding setting a path forward with White Lotus Group of Omaha Nebraska in July 2019. Their successful proposal utilized creative financing mechanisms that would allow the YMCA to obtain a new facility in a cost-effective structure for the long term, while ensuring there would be no gap in member services. White Lotus Group also brings mission-alignment and extensive experience working with YMCA’s on similar projects. The existing YMCA will continue to operate while the new facility is built on an adjacent, vacant parcel, an overall solution that is sensitive to the important role the YMCA plays in the community.

The plan calls for a 3-phase project that will touch areas of the entire city block. Phase 1 will include the new 60,000 – 80,000 square foot YMCA facility plus 100 – 200 units of mixed income housing at the corner of Nevada Ave and Platte Ave. Phase 2 is slated to deliver mixed-use offerings  with roof-top amenities in place of the existing YMCA facility, with phase 3 utilizing the existing parking lot at Weber and Platte to deliver mixed use and/or office space.

Overall, the plan not only delivers a cost effective, long term solution to maintain a large YMCA branch in Downtown Colorado Springs, but delivers other synergistic uses including housing, office space, and retail offerings that will re-energize the block while creating a great new environment for current and future YMCA members and the downtown community.

Construction on Phase 1 is expected to commence in early 2021 with delivery in 2022. All other phases will be delivered in succession over the next 5-10 years.
